PE STAMP & PERMIT PLAN SERVICES

What a PE stamp is, and why your permit plans need one

A PE stamp — also called a professional engineer stamp or seal — is the mark of an engineer licensed by a state board. Applied to a drawing with a signature and date, it tells the building department that a qualified, accountable professional prepared or reviewed that design. Without it, most jurisdictions will not issue a permit for structural, mechanical, electrical or site work.

We prepare PE stamp plans from whatever you have — a photo, a sketch, an old survey, or a plan-review comment letter — then draft, calculate and seal them. The result is a complete permit plan set built for PE stamp approval on the first submission, not a document that comes back with corrections.

THE SEAL

Signed, sealed and dated on every single sheet

A plan reviewer checks three things before they read a single dimension: is there a seal, is there a wet or digital signature, and is there a date. Missing any one of them sends the whole set back.

Our sets carry all three on every sheet, with the engineer’s licence number and state shown exactly as that state’s board requires.

PROCESS · FOUR STEPS

How a PE stamped permit set gets built

The order matters: nothing gets sealed until the engineering behind it is finished and checked against the code edition your city has adopted.

STEP 01

Send what you have

Photos, a hand sketch, an old survey, a contractor quote or a plan-review comment letter. No CAD file needed.

STEP 02

Fixed quote & sheet list

You get a firm price, a delivery date and the exact list of sheets your AHJ requires — before any payment.

STEP 03

Design, draft, calculate

We size the members, run the loads and draft the sheets to the adopted code, then send a draft for your review.

STEP 04

Seal & submit

A PE licensed in your state signs and seals the set. You receive print-ready PDFs for upload to the permit portal.

WHY PE DRAWINGS

A seal is only worth what stands behind it

Anyone can add a graphic of a stamp to a PDF. A valid PE seal means a Professional Engineer who holds an active license in that state has reviewed the design, accepts responsibility for it, and can answer the plan reviewer’s questions.

  • Licensed in the project’s state. We match the engineer to the jurisdiction, not the other way around.
  • Calculations included. Sealed structural calculations accompany the drawings when the AHJ wants to see the math.
  • Revisions covered. If the plan reviewer comes back with comments on our scope, we address and re-issue at no extra cost.
  • Current code editions. IBC, IRC, ASCE 7, NDS, ACI, AISC plus state amendments such as FBC and CBC.
  • Confidential. Your drawings, addresses and client details stay private.

FAQ

Frequently asked questions

What is a PE stamped drawing?

A PE stamped drawing is a plan sheet that has been reviewed, signed and sealed by a Professional Engineer holding an active license in the state where the project is built. The seal tells the building department that a licensed engineer takes professional responsibility for the design shown on that sheet.

Do I need PE stamped plans for my building permit?

Most building departments require a PE stamp when the work affects structure or life safety — removing a load-bearing wall, adding a floor or roof load, new foundations, decks above a certain height, retaining walls, solar arrays on an existing roof, or any commercial change of use. If your plan reviewer used the words “engineered” or “signed and sealed,” you need a PE stamp.

How fast can I get PE stamped permit plans?

Standard turnaround is 2 to 4 business days for a residential scope once we have your information. Single-item engineering letters are often same-day or next-day, and rush service is available on larger permit sets. You get a committed delivery date with your quote.

How much do PE stamped plans cost?

Pricing depends on scope, not on hours. A single beam or wall removal letter is the lowest tier; a full residential permit set with architectural, structural and MEP sheets is priced as a package. Every quote is fixed before you pay, with revisions to plan-review comments included.

Can you stamp drawings I already have?

Yes, with a review. A PE cannot seal someone else’s work sight unseen — that is prohibited by state licensing boards. We review your drawings, verify or redo the engineering behind them, mark up anything that needs to change, and then seal the corrected set.

What do you need from me to start?

Project address, a description of the work, and whatever you already have — photos, a sketch on paper, an old survey or an existing floor plan. If the city has issued plan-review comments, send those too. We fill in the rest.
