Frequently asked questions
Can a Professional Engineer seal architectural drawings?
In most states a licensed engineer may prepare and seal building plans within their competence, and for single-family and light commercial work that covers the great majority of permit sets. A handful of jurisdictions and building types require an architect’s seal — we tell you before you order if your project is one of them, and we bring in a licensed architect when it is.
Do you draw plans from a hand sketch?
Yes. Most projects begin as a phone photo of a sketch on graph paper plus a few measurements. We turn that into a dimensioned, code-compliant, permit-ready set.
Can you produce as-built drawings for work already done without a permit?
Yes. We prepare as-built architectural and structural drawings for legalization, document existing conditions from your measurements and photos, and identify what has to change to bring the work into compliance.
Do you handle the permit submittal for me?
We prepare and seal the drawing set and respond to plan-review comments. The application itself is filed by the owner or contractor of record, since that is who the permit is issued to. We support you throughout that process.
