What our PE stamped structural drawings cover
Structural work is where building departments apply the most scrutiny, because it is where failure is least forgiving. Every structural sheet we issue is backed by a calculation set that shows the load path from roof to soil.
- Load-bearing wall removal — beam and column sizing, temporary shoring notes, bearing and foundation checks
- Foundations — spread footings, strip footings, piers, slabs, underpinning, frost depth compliance
- Floor and roof framing — joists, rafters, trusses, headers, girders, LVL and PSL specification
- Lateral systems — shear walls, hold-downs, bracing, wind and seismic force resistance per ASCE 7
- Decks, porches, balconies — ledger attachment, guard loads, post and footing design
- Retaining walls — overturning, sliding and bearing stability, reinforcement schedules
- Steel structures — mezzanines, platforms, canopies, moment and shear connection design
- Repairs and reinforcement — termite and rot damage, cracked slabs, sistering, post-tension repair
- Additions and second storeys — verifying the existing structure can carry the new loads
Inside the sealed calculation package
- Design criteria: code edition, wind speed, exposure, seismic category, snow and live loads
- Tributary areas and load takedown for each member
- Member-by-member checks with demand-capacity ratios
- Connection, bearing and anchorage checks
- Foundation sizing against the assumed or reported soil bearing capacity
- Assumptions and field-verification notes stated plainly
Details an inspector can actually build from
Every structural sheet shows the load path in section: footing size and depth, foundation wall, anchor bolts, sill, joists, studs, top plate and rafters — with the hardware called out where it matters.
A typical residential structural permit set
| Sheet | Content | Why the reviewer wants it |
|---|---|---|
| S-001 | General structural notes, design criteria, material specifications | Proves the design basis matches the adopted code edition |
| S-101 | Foundation plan with footing sizes, reinforcement and details | Confirms new loads reach the soil safely |
| S-102 | Floor framing plan with member sizes and beam schedule | Shows every span, header and point load |
| S-103 | Roof framing plan, bracing and connection layout | Demonstrates uplift and lateral resistance |
| S-201 | Sections and typical details, hardware and fastener schedule | Tells the inspector exactly what to look for in the field |
| SC-01+ | Sealed structural calculations | Backs up every number printed on the sheets |
Frequently asked questions
How much does a PE stamped structural drawing cost?
A single beam or wall-removal item is the least expensive scope; a full framing and foundation package for an addition costs more because more members must be designed and checked. Every quote is fixed and given before work starts.
Do you need a site visit for structural work?
Usually not. Clear photographs, dimensions and a description of what is above and below the area are normally enough for residential scopes. When a condition cannot be determined remotely, we state the field-verification requirement directly on the drawings so the inspector knows what must be confirmed on site.
Can you size a beam for removing a load-bearing wall?
Yes — that is one of our most common requests. We calculate the tributary load, size the beam and its posts, check the bearing points down to the foundation, and issue either a sealed letter or a stamped structural sheet, depending on what your building department requires.
Which structural codes do you design to?
IBC and IRC as adopted by your jurisdiction, with ASCE 7 for loads, NDS for wood, AISC for steel, ACI for concrete and TMS for masonry — plus state amendments such as the Florida Building Code or California Building Code.
Do you provide stamped structural calculations as well as drawings?
Yes. Sealed calculations are included whenever the scope requires them, and most jurisdictions require them for anything beyond a simple letter.
