How To Get PE Stamped Plans For Your Building Permit
A plain-English walkthrough of what happens between “my inspector wants engineered drawings” and a sealed PDF uploaded to the permit portal.

Four steps, and what each one actually involves
Send the scope and whatever you have
Project address, a description of the work, and any of the following: phone photos, a hand sketch, an old set of plans, a survey, a contractor’s proposal, or the plan-review comment letter your city sent you. The comment letter is the single most useful document you can send — it tells us exactly what the reviewer wants.
Fixed quote and sheet list
Within hours you receive a firm price, a committed delivery date, and a list of the sheets and calculations we will produce. If your jurisdiction has an unusual requirement — a surveyor’s seal, a threshold inspection, an architect of record — we flag it now, not later.
Engineering, drafting and your review
We run the load calculations, size the members or equipment, and draft the sheets to your adopted code edition. You receive a draft PDF for review. Dimensions, product selections and details get confirmed here, while changes are still easy.
Signed, sealed and delivered
A Professional Engineer licensed in your state signs, seals and dates every sheet, plus the calculation package. You get print-ready PDFs sized for direct upload to the permit portal or for printing at a plan room.
Plan-review comments are part of the job, not an extra invoice
Almost every permit set gets at least one comment. What matters is how fast it gets resolved and who pays for it.
You forward the comments
Email or live chat — a screenshot of the portal is fine.
We respond in writing
A point-by-point response letter referencing the code sections the reviewer cited, plus revised sheets where needed.
Re-issued at no charge
Comments on our scope are corrected and re-sealed free. Scope changes you request are quoted as a revision.
What PE stamped plans typically cost and how long they take
Pricing is by scope, agreed before work starts. The ranges below are typical for residential work; complex, commercial and high-wind or high-seismic projects are quoted individually.
| Deliverable | What it includes | Typical turnaround |
|---|---|---|
| PE engineering letter | Single sealed letter for one condition — beam, footing, roof load, damage | Same day to 2 days |
| Single structural sheet + calcs | One S-sheet with schedule and details, sealed calculations | 1–3 days |
| Deck or accessory structure set | Framing, footings, connections, sealed calculations | 2–3 days |
| Site / plot plan | Boundary, setbacks, structures, zoning data | 2–4 days |
| Solar PV permit set | Structural letter, array layout, single line, attachment detail | 1–3 days |
| Full residential permit set | Architectural + structural + MEP, coordinated and sealed | 5–10 days |
| Commercial TI / change of use | Architectural, MEP, egress, structural as required | 7–15 days |
Rush service compresses most of these substantially. Ask in chat before you order — if we cannot hit your date we will say so.
Frequently asked questions
What information do you need to give me a price?
The project address, a short description of the work, and photos or a sketch. For structural work, the span and what the member carries. For MEP, the equipment involved. That is usually enough for a firm quote.
When do I pay?
After you accept the quote and before the sealed set is released. Larger commercial projects are commonly split into a deposit and a balance at delivery.
What file format do I receive?
Signed and sealed PDFs at full sheet size, ready to upload to the permit portal or print. CAD files can be provided on request.
Can you meet a same-week deadline?
Often yes. Tell us the date up front — we would rather decline a job than miss a permit deadline you are relying on.
Request your free fixed quote
Send the address and the scope. You get a fixed price, a delivery date and the exact sheet list your building department expects — usually the same business day.
Quote request form
Attach photos, a sketch or your plan-review comments — whatever you have is enough to start.
Or skip the form entirely
Live chat reaches an engineer directly, and you can send images straight into the chat window. It is the fastest way to find out what your permit needs.
