What is the difference between a site plan and a plot plan?

The terms are used interchangeably by many building departments. Generally a plot plan shows the property boundary, structures and setbacks for a simple permit, while a site plan adds grading, drainage, utilities and paving for a more involved review. We prepare whichever level your jurisdiction requires.

Do I need a land survey before you can draw my site plan?

Not always. Many jurisdictions accept a site plan based on a recorded plat, deed dimensions or GIS parcel data for small residential permits. For new construction, additions near a setback line, or anything with grading, most departments require a current survey sealed by a licensed surveyor.

Can you prepare a drainage or stormwater plan?

Yes. We calculate pre- and post-development runoff, size conveyance and detention, and prepare the sealed drainage sheets and calculations required for the permit.

Do you provide erosion control plans and SWPPP documents?

Yes — erosion and sediment control drawings with details and notes, and stormwater pollution prevention documentation where the disturbed area triggers the requirement.
